Atlanta-Based Blue River Closes on Cobb County Community
Atlanta-based Blue River Development, LLC recently closed on two new Cobb County land developments – Sophie’s Park in Mableton and Laura’s Walk in the city of Marietta.
The communities are Sophie’s Park and Laura’s Walk, both with prices throughout the $400,000s.

Sophie’s Park is located at Factory Shoals Road and Mableton Parkway. The community is made of single-family homes, craftsman-style, starting at 2,00 square feet. Laura’s Walk is located in Marietta, at the intersection of Saine Drive and Roberta Drive. . It features 20 single-family homes and 16 modern townhomes. Planned community amenities include walking trails, sidewalks, streetlights, open space and guest parking.
The Blue River Development team has over 20 years of experience developing and acquiring nearly $2 billion in residential, multifamily and retail projects. The firm’s achievements are driven by its ability to provide and catalog the most up-to-date market intel, the ability to execute on that data and its accountability to clients and investors.
“We are excited to start land development on both of these Cobb properties,” said Managing Principal Brad Cooper. “With a shortage of homes in the metro area, these communities are well-positioned to help meet the need for more attainable homes.”
According to metrics from MarketNsight, Cobb County needs more than 4,600 homes to meet current housing demand. Once Blue River Development finishes land development, Blue River Communities will break ground and go vertical with homes.
The country is facing a housing underproduction issue, according to Up For Growth. Sites like FreddieMac have tracked these trends. It's harder to purchase a home, as a decrease in supply leads to an increase in pricing, which is why new developments tend to be bright news.
Blue River has expanded throughout the Southeast and has closed over 10,000 lots to date.
